Quick answer
- The best Montego Bay all inclusive resorts you can book now: Iberostar Selection Rose Hall Suites (families), Excellence Oyster Bay (adults-only, about 30 minutes east) and Riu Reggae (budget adults-only, about 10 to 15 minutes from MBJ).
- Closed until a phased reopening in the first half of 2027: Hyatt Ziva and Zilara Rose Hall, Secrets St. James and Wild Orchid (merging as Secrets Montego Bay), Breathless, Dreams Rose Hall and Jewel Grande.
- Reopening this winter: Riu Palace Jamaica (December 2026), Sandals Montego Bay and Sandals Caribbean Cay, formerly Royal Caribbean (December 18, 2026).
- Prices on Tripadvisor's October 2026 ranges run from about $210 a night at Deja Resort on the Hip Strip to more than $1,000 at Sandals Montego Bay.
- Transfers are short: 5 minutes to the Hip Strip, 10 to 30 minutes to Mahoe Bay and Rose Hall, versus about 1.5 hours to Negril.
- Half Moon, Round Hill and Tryall are luxury hotels near Montego Bay but do not publish all-inclusive plans.
Our verdict
Our verdict: book open resorts now, Sandals for late winter, Hyatt for later
Montego Bay is a city of two halves in 2026. The open resorts are good but limited, and many of the famous names are building sites. For a trip before mid-December, we would book Iberostar Selection Rose Hall Suites for families (ask for a room away from the JOIA works), Excellence Oyster Bay for adults who want something polished and fully open, and Riu Reggae for adults on a budget. Deja Resort is the cheap, walkable pick on the Hip Strip.
From late December, the picture improves. Sandals Caribbean Cay and Sandals Montego Bay reopen on December 18 after a US$200 million rebuild, and Riu Palace Jamaica returns from renovation the same month. Give them a few weeks of reviews and they become the strongest couples options in the city for January to April 2027.
If your heart is set on Hyatt Ziva, Zilara or Secrets, wait for confirmed dates in the first half of 2027 and book refundable. If you just want the best Jamaica all-inclusive this winter, consider Negril instead; see our Jamaica guide. These calls are based on 2026 reviews, official reopening lists and published prices, not our own stays.

Montego Bay all-inclusive resorts: what is open after Hurricane Melissa
Montego Bay took a harder hit from Hurricane Melissa than Negril or Ocho Rios. The October 28, 2025 storm flooded much of the city, including the port and the airport terminal (Wikipedia), and a year later the city still has more closed resort rooms than any other part of Jamaica. Here is the status of the main all-inclusives as of October 2026, from the Jamaica Tourist Board's reopening list, operator announcements and an independent status tracker.

New supply is coming too: the JTB lists UNICO Montego Bay as opening in March 2027.
Open Jaw reported in September 2026 that about 30% of Jamaica's hotel inventory was still out of service. Most of that is here, which is why our Jamaica all-inclusive guide currently favors Negril and Ocho Rios.

1Best family resort open now
Iberostar Selection Rose Hall Suites
Rose Hall, Montego Bay
$406–$1,151 per night for two · Tripadvisor average standard-room rate range for 2 adults, taxes excluded, shown October 2026
Our take
With Hyatt Ziva closed until 2027, Iberostar Selection Rose Hall Suites is the strongest family all-inclusive actually open on the Rose Hall strip. It has 319 suites, a kids' club and teen club, family room types and a calm, warm-water beach, and it is about 15 to 30 minutes from the airport. Tripadvisor guests rate it 4.4 from about 7,500 reviews, with cleanliness at 4.7 and rooms at 4.5.
Recent reviewers like the staff, the steakhouse and the spacious suites. The issue in late 2026 is next door: the adjoining JOIA Rose Hall is being renovated, and September reviewers describe construction noise, with one guest reporting that a section of construction-site wall collapsed near the Jerk Shack during lunch. Others mention dated furnishings, dry meat and fish at some restaurants and membership sales pitches. We would book it for a family trip this winter, ask for a room away from the building works, and check whether the renovation is finished before choosing peak dates.
Skip it if You are sensitive to noise and traveling before the JOIA renovation wraps up.

2Best adults-only (once renovation ends)
JOIA Rose Hall by Iberostar
Rose Hall, Montego Bay
$671–$1,147 per night for two · Tripadvisor average standard-room rate range for 2 adults, taxes excluded, shown October 2026
Our take
JOIA Rose Hall, the former Iberostar Grand Rose Hall, has the best guest scores of any big resort in Rose Hall: 4.6 on Tripadvisor from more than 10,400 reviews, with location, cleanliness and sleep quality at 4.8. It is adults-only, with 295 rooms, and Iberostar is now putting it through a major refurbishment under its upscale JOIA name.
That refurbishment is the catch. A June 2026 reviewer reported a planned closure from June to December 2026, the Jamaica Tourist Board lists it as open and taking bookings, and an October 1, 2026 forum post describes it as only partially reopened. Earlier 2026 reviews already mention wear and tear, an air-conditioning failure and confusing resort credits alongside glowing staff praise. Our read: this could be the best adults-only stay in Montego Bay in 2027, but for dates before about February, ask the resort in writing which areas, pools and restaurants will be open, or book Excellence Oyster Bay instead.
Skip it if You are traveling before early 2027 and need every restaurant and pool open.

3Best value family
Iberostar Waves Rose Hall Beach
Rose Hall, Montego Bay
$327–$689 per night for two · Tripadvisor average standard-room rate range for 2 adults, taxes excluded, shown October 2026
Our take
Iberostar Waves Rose Hall Beach, long known as Iberostar Rose Hall Beach, is the cheapest of the three Iberostar resorts in Rose Hall and the most kid-oriented, with 366 rooms, a water park, kids' activities and family room types. It won a 2026 Travelers' Choice award and rates 4.2 on Tripadvisor from about 7,600 reviews. Prices on Tripadvisor's ranges run from about $330 a night.
The beach is the highlight; one October 2026 reviewer simply called it outstanding, and the buffet's Jamaican dishes and the entertainment team get regular praise. The downsides are a resort that needs updating: guests in mid-2026 describe a rusty water park, slow repairs, TV and key-card problems, persistent beach vendors and high-pressure membership presentations. Book it as a good-value family beach base near the airport, not as a luxury stay, and look at Iberostar Selection next door if you want bigger, cleaner-feeling suites.
Skip it if You want modern rooms; the hardware is showing its age.

4Best adults-only open now
Excellence Oyster Bay
Falmouth (Trelawny), 30 minutes east of MBJ
$548–$2,621 per night for two · Tripadvisor average standard-room rate range for 2 adults, taxes excluded, shown October 2026; top end is villa pricing
Our take
Excellence Oyster Bay is technically in Trelawny, not Montego Bay, but for adults flying into MBJ this winter it is the best all-inclusive that is fully open within a short drive. The resort quotes about 30 minutes from the airport. It sits on a private peninsula, it is adults-only, and Tripadvisor guests rate it 4.5 from more than 8,800 reviews.
It fills the gap left by the closed Secrets, Zilara and Breathless resorts: modern suites, an Excellence Club tier, beach villas with private pools and a spa. Reviewers praise the staff, the calm water and restaurants such as Spice and The Grill. The recurring complaints are about consistency (housekeeping timing, slow room service, long waits at busy restaurants) and value, which is its lowest sub-score. Book a standard suite rather than a villa for the best value, and do not expect to stroll into town: Falmouth was badly damaged by the storm.
Skip it if You want to walk to bars and restaurants off-resort; it is self-contained.
Our category scores
Pros
- Fully open, about 30 minutes from MBJ
- Adults-only, suite-based
- Calm peninsula setting
- Strong staff reviews
Cons
- Housekeeping and room-service delays
- Value score lags
- Little nearby outside the gates
- Villa prices are steep

- 315 (Tripadvisor listing)
- Transfer
- About 30 minutes from MBJ (resort)

What guests say
Reviewers single out the staff, often by name, plus the clear water, the beach area and restaurants such as Spice and The Grill.
Common complaints include housekeeping not done when requested, towel shortages, slow room service and some under-seasoned dishes; one guest called it overpriced for the experience.

5Best Marriott points pick near MBJ
Royalton Blue Waters (and Hideaway)
Florence Hall, near Falmouth (Trelawny)
$325–$677 per night for two · Tripadvisor average standard-room rate range for 2 adults, taxes excluded, shown October 2026
Our take
Royalton Blue Waters and its adults-only neighbor, Hideaway at Royalton Blue Waters, reopened on September 15, 2026, putting about 578 rooms and roughly 1,200 staff back to work, according to the Jamaica Tourist Board. Both are Autograph Collection All-Inclusive resorts, so Marriott Bonvoy points work here. Note the location: they sit east of Falmouth, around 45 minutes from MBJ, not in Montego Bay itself.
Early reviews are mixed. Guests praise the butlers, clean modern rooms and a lively pool scene, and one wrote that for a hotel that had just reopened, management had done well. Others report food held too long or overcooked, slow restaurant service, water outages, a sewage-like smell and air-conditioning trouble in early October. A Tripadvisor destination expert advised a September forum poster to be cautious because most reviews predate the reopening. We rate it a fair mid-price pick for families and points collectors, best booked from early 2027 once the new team settles in.
Skip it if You are traveling in the first months after reopening and cannot tolerate glitches.

6Best adults-only Riu (reopens December 2026)
Riu Palace Jamaica
Mahoe Bay, Montego Bay
$461–$1,094 per night for two · Tripadvisor average standard-room rate range shown October 2026 (pre-renovation pricing; post-reopening rates may be higher)
Our take
Riu Palace Jamaica is Riu's adults-only flagship in Montego Bay and, before it closed, one of the best-value adults-only resorts in the city: 4.5 on Tripadvisor from about 5,100 reviews, with service and cleanliness both at 4.8, and a 2026 Travelers' Choice award. It has 288 rooms on Mahoe Bay, about 10 to 15 minutes from the airport, with three infinity pools with swim-up loungers, an Elite Club and seven dining venues.
It is closed right now. Riu's own site says the hotel is under renovation and reopens in December 2026, and Tripadvisor shows it temporarily closed until December 11, 2026. The renovation should fix the main pre-closure complaint, standard rooms that reviewers called tired, while keeping the service that guests rave about. Other gripes were pools closing at 7 p.m. and upsells for view upgrades. If you are booking for late winter or spring 2027, it belongs on your shortlist; for December, wait for the first post-reopening reviews.
Skip it if You need to travel before mid-December 2026.
Our category scores
Pros
- Excellent service and cleanliness scores
- Full renovation due December 2026

7Best-value adults-only near the airport
Riu Reggae
Mahoe Bay, Montego Bay
$310–$618 per night for two · Tripadvisor average standard-room rate range for 2 adults, taxes excluded, shown October 2026
Our take
Riu Reggae is the pick for adults who want an open, cheap, 24-hour all-inclusive minutes from the airport. It has 454 rooms on Mahoe Bay next to the much bigger Riu Montego Bay, it is adults-only, and Tripadvisor guests rate it 4.1 from about 4,200 reviews, with cleanliness at 4.7 and value at 4.4. It won a 2026 Travelers' Choice award.
Reviewers in 2026 like the clean grounds, the shows and a buffet that handles allergies well; one described the resort as compact and easy to get around. The complaints are about service and setting: unfriendly check-in staff, slow lunch service, a single elevator, firm beds, hallway noise and people approaching guests along the fence line. Next door, Riu Montego Bay is a livelier, 826-room adults-only resort with five pools and the Splash Water World water park, but it rates lower (3.9) and draws more maintenance complaints. Choose Reggae for a calmer, cleaner stay at a similar price.
Skip it if You want luxury touches or a secluded beach.

8Best budget pick on the Hip Strip
Deja Resort
Gloucester Avenue (Hip Strip), Montego Bay
$209–$364 per night for two · Tripadvisor average standard-room rate range for 2 adults, taxes excluded, shown October 2026
Our take
Deja Resort, the former Gloucestershire Hotel, is a small 93-room all-inclusive on Gloucester Avenue, Montego Bay's Hip Strip, about five minutes from the airport and across the road from Doctor's Cave Beach. It is the cheapest resort on our list, at roughly $210 to $365 a night on Tripadvisor's ranges, and it won a 2026 Travelers' Choice award with a 4.1 rating from about 1,500 reviews.
What you get is warmth rather than luxury. Recent reviewers keep naming staff who went out of their way for them and praise the food and the beach across the street. What you give up is space and polish: there is no big private beach, rooms are basic, the Italian restaurant disappoints some guests, and there are reports of lost reservations, missing towels and key cards deactivated before checkout. Book it for a short, sociable, walkable stay on the strip, or as a cheap first or last night, rather than for a week of resort life.
Skip it if You want a big-resort experience with lots of pools and restaurants.

9Biggest comeback (reopens Dec 18, 2026)
Sandals Montego Bay
Kent Avenue, next to the airport
$1,039–$1,716 per night for two · Tripadvisor average standard-room rate range shown October 2026 (pre-renovation pricing; post-reopening rates may be higher)
Our take
Sandals Montego Bay, the 1981 original that launched the brand, has been closed since Hurricane Melissa and reopens on December 18, 2026, after a share of a US$200 million rebuild across three Jamaica resorts. Travelweek reports 255 rooms, a redesigned lobby, a rebuilt main pool with swim-up rooms, ocean-view suites, Jamaica's first waterfront Buccan and Scrimshaw restaurants, the Bay Roc Rum Club and a swim-up bar at a new Parisol Beach Club.
Pre-storm, guests rated it 4.4 on Tripadvisor from more than 9,100 reviews and praised butlers, the steakhouse and the beachfront bar. Two things will not change with the renovation. It sits beside Sangster airport, and aircraft noise was a recurring complaint, loud enough for one 2025 guest to call it irritating. It is also expensive, with pre-closure Tripadvisor ranges above $1,000 a night. Book it if you want the newest Sandals in Jamaica and a five-minute transfer; skip the first few weeks if you want the kinks worked out.
Skip it if Aircraft noise would bother you; planes pass close overhead.

10Best overwater option (reopens Dec 18, 2026)
Sandals Caribbean Cay (formerly Sandals Royal Caribbean)
Mahoe Bay, Montego Bay
$858–$1,218 per night for two · Tripadvisor average standard-room rate range shown October 2026 (pre-renovation pricing; post-reopening rates may be higher)
Our take
Sandals Royal Caribbean returns on December 18, 2026 under a new name, Sandals Caribbean Cay, after the same US$200 million program as Sandals Montego Bay. Travelweek reports 291 rooms including 84 new ones, new SkyPool and swim-up suites, Oceanview Butler Suites arriving in June 2027, new restaurants and bars (Suppa, Keynote Rum Bar, Heart & Sol) and an upgraded private island, Sandals Cay, with the Parisol Beach Club, a jerk shack and overwater butler villas.
Before the storm it rated 4.4 on Tripadvisor from more than 9,300 reviews, and the overwater villas were its signature: one 2025 reviewer called them their favorite stay at any Sandals. Complaints then were housekeeping inconsistency, slow service at La Tavola and limited shaded loungers. It sits a few kilometers east of the runway on Mahoe Bay rather than beside it, unlike Sandals Montego Bay. For a splurge couples trip in 2027, this is the Montego Bay resort we are most interested in, but read the first post-reopening reviews before committing to an overwater villa.
Skip it if You are price-sensitive; even pre-renovation ranges started above $850 a night.

Pros & cons
Montego Bay for an all-inclusive: why go, why not
Reasons to go
- The shortest airport transfers in Jamaica: 5 to 30 minutes for most resorts
- Good for short trips and late arrivals
- The Hip Strip is the one walkable resort area on the island
- Golf, Rose Hall Great House and Martha Brae rafting nearby
- A wave of renovated resorts returns from December 2026
Reasons to think twice
- Many of the best-known resorts (Hyatt Ziva and Zilara, Secrets, Breathless) are closed until 2027
- Open Rose Hall resorts are working around construction
- Beaches are generally smaller than Negril's
- Aircraft noise at resorts nearest the runway
- City areas are still cleaning up storm debris in places
Where to stay: Rose Hall vs the Hip Strip vs Mahoe Bay vs Falmouth
"Montego Bay" on a resort listing can mean anywhere from the airport fence to Falmouth, 45 minutes east. The differences matter.
| Area | From MBJ (approx.) | Open all-inclusives in 2026 | What it is like |
|---|---|---|---|
| Hip Strip (Gloucester Avenue) | 5 to 10 min | Deja Resort | Walkable bars and restaurants, Doctor's Cave Beach, busier and noisier |
| Airport and Kent Avenue | About 5 min | Sandals Montego Bay from December 18 | Shortest transfer, aircraft noise |
| Mahoe Bay and Ironshore | 10 to 15 min | Riu Montego Bay, Riu Reggae; Riu Palace Jamaica and Sandals Caribbean Cay from December | Resort cluster east of the airport |
| Rose Hall | 15 to 30 min | Iberostar Selection, Iberostar Waves, JOIA (partial) | Golf, Rose Hall Great House, the big-resort strip |
| Freeport peninsula | 15 to 20 min | None until 2027 (Secrets, Breathless) | West of downtown |
| Falmouth and Trelawny | 30 to 45 min | Excellence Oyster Bay, Royalton Blue Waters, Riu Palace Aquarelle | Quieter coves, Martha Brae rafting |
Rose Hall
Rose Hall is the classic Montego Bay all-inclusive address: a string of large resorts along the coast east of the airport, the Rose Hall Great House, and several golf courses. In 2026 it is a half-open strip. The three Iberostar resorts are trading, but the Hyatt-run Ziva, Zilara, Dreams and Jewel Grande are closed, so expect construction around you and fewer off-site dining options.
The Hip Strip
Gloucester Avenue is the only part of Montego Bay where you can walk out of your hotel to bars, restaurants and Doctor's Cave Beach. Deja Resort is the only all-inclusive here. It is ideal for a short or sociable stay, less so for a quiet week.
Falmouth and Trelawny
If you want adults-only and a fully open resort, the best options are 30 to 45 minutes east: Excellence Oyster Bay and the adults-only Hideaway at Royalton Blue Waters. Ocean Eden Bay is another adults-only option on this stretch.

Hyatt Ziva, Zilara, Secrets and Breathless: when they reopen
Seven Hyatt-operated resorts around Montego Bay have been closed since the storm: Hyatt Ziva Rose Hall, Hyatt Zilara Rose Hall, Secrets St. James, Secrets Wild Orchid, Breathless Montego Bay, Dreams Rose Hall and Jewel Grande Montego Bay. Their reopening has slipped several times, from early 2026 to November 2026, then to the first quarter of 2027.
The latest guidance, reported by the Jamaica Gleaner from the JAPEX trade show in September 2026, is a phased reopening during the first half of 2027. Hyatt's sales director said the work goes beyond repairs, with rooms, restaurants and public areas being modernized within the existing footprints. The same report says Secrets St. James and Secrets Wild Orchid will merge and reopen as one resort, Secrets Montego Bay.
| Resort group | Rooms (Gleaner) |
|---|---|
| Secrets St. James and Wild Orchid | 850 |
| Dreams Rose Hall | 495 |
| Hyatt Ziva and Zilara Rose Hall | 621 |
| Jewel Grande Montego Bay | 215 |
Breathless is not included in those figures. An independent tracker currently shows Breathless in March 2027 and the Ziva, Zilara and Secrets resorts in June and July 2027, but treat any single date as provisional.
What to do if you want one of these resorts: do not book dates before mid-2027 unless the booking is fully refundable, and expect a soft-opening period with partial facilities. For now, Iberostar Selection Rose Hall Suites is the closest open substitute for Hyatt Ziva's family product, and Excellence Oyster Bay or JOIA (once finished) for Zilara and Secrets. See our Hyatt all-inclusive resorts guide for open Hyatt Inclusive Collection properties elsewhere.

Sandals Montego Bay and Caribbean Cay: what changes on December 18
Sandals closed all of its Jamaica resorts after Melissa, reopened five in December 2025 and kept the three most damaged closed for a US$200 million rebuild it calls Sandals 2.0. According to Travelweek, the dates are:
- Sandals South Coast: November 18, 2026 (380 rooms, about 1.5 to 2 hours from MBJ)
- Sandals Montego Bay: December 18, 2026 (255 rooms)
- Sandals Caribbean Cay, the renamed Sandals Royal Caribbean: December 18, 2026 (291 rooms, including 84 new)
At Sandals Montego Bay, expect a redesigned lobby, a rebuilt main pool with swim-up accommodations, ocean-view suites, waterfront Buccan and Scrimshaw restaurants, a Bay Roc Rum Club and a swim-up bar at the Parisol Beach Club. At Caribbean Cay, the private island, Sandals Cay, gets the Parisol Beach Club and a jerk shack alongside the overwater butler villas, plus new SkyPool and swim-up suites, with Oceanview Butler Suites following in June 2027.
New resorts usually have a few rough weeks. If your dates are flexible, January to March 2027 gives the teams time to settle, while still landing in peak dry season. For more on the brand, see our Sandals and Beaches guide.
Best adults-only all-inclusive resorts in Montego Bay right now
Montego Bay normally has the most adults-only all-inclusives in Jamaica. In late 2026 the open choice is much smaller. Our order:
- Excellence Oyster Bay (Falmouth, about 30 minutes): fully open, suite-based and well reviewed. The best adults-only stay you can book near MBJ today.
- Riu Reggae (Mahoe Bay): open, cheap and close to the airport, with high cleanliness scores.
- Hideaway at Royalton Blue Waters (Falmouth): adults-only, Marriott points, reopened September 15, 2026.
- JOIA Rose Hall (Rose Hall): the best guest scores in Rose Hall, but partially reopened during a refurbishment.
- Riu Montego Bay (Mahoe Bay): adults-only and lively, with a water park, but weaker ratings.
From mid-December, add Riu Palace Jamaica, Sandals Montego Bay and Sandals Caribbean Cay. Secrets, Zilara and Breathless return in 2027. For more options island-wide, including Couples and Sandals in Negril and Ocho Rios, see our adults-only all-inclusive resorts page.
Best Montego Bay all-inclusive resorts for families
With Hyatt Ziva Rose Hall closed and no Beaches resort in Montego Bay, families have three realistic choices this winter:
- Iberostar Selection Rose Hall Suites: the most comfortable option, with suites, a kids' club and a teen club; construction next door until the JOIA renovation ends.
- Iberostar Waves Rose Hall Beach: cheaper, with a water park and a good beach, but older rooms.
- Royalton Blue Waters: reopened in September 2026, 45 minutes from the airport, with Marriott points.
Deja Resort on the Hip Strip accepts families and is the cheapest option, but it is a small hotel without a resort beach. If you are flexible on area, the best family all-inclusives in Jamaica right now are in Negril, where Beaches Negril and Riu Palace Tropical Bay are open; our family all-inclusive resorts guide compares them with Mexico and the Dominican Republic.
Best time to visit Montego Bay
Montego Bay's dry season runs from December to April, with average highs of about 86 to 89°F and two to three inches of rain a month, according to NOAA's 1991–2020 normals for Sangster airport (climate table). February is the driest month, with about 1.7 inches. May and September to November are wetter, peaking in October at about 6.2 inches, and July and August are the hottest months at around 92°F.
Hurricane season runs June 1 to November 30. For 2026–27 specifically, the timing of reopenings matters as much as weather: by mid-January 2027, Sandals Montego Bay, Sandals Caribbean Cay and Riu Palace Jamaica should all have a few weeks of operation behind them, while the Hyatt resorts are not expected until the first half of 2027.
For airfare, KAYAK's data shows January has the lowest average US round-trip fare to Montego Bay, about $490, with December and July the most expensive.

Airport transfers: why Montego Bay is the shortest ride in Jamaica
Montego Bay's biggest advantage over Negril and Ocho Rios is time. Sangster International (MBJ) reopened for limited flights on November 1, 2025, and is operating normally again. KAYAK lists nonstops of about 4 hours from New York, just under 3 hours from Atlanta and about 3 hours 55 minutes from Chicago, with typical US round-trip fares of $442 to $744 (KAYAK).
Approximate drive times from the terminal:
- Deja Resort and the Hip Strip: about 5 minutes
- Sandals Montego Bay: about 5 minutes
- Riu Montego Bay, Riu Reggae, Riu Palace Jamaica: 10 to 15 minutes (Riu)
- Iberostar resorts in Rose Hall: 15 to 30 minutes
- Excellence Oyster Bay: about 30 minutes
- Royalton Blue Waters: about 45 minutes
That makes Montego Bay the best choice for three- and four-night trips, late arrivals and anyone who hates long transfers. Sandals usually includes airport transfers; otherwise, book through your resort or a licensed operator rather than an unmarked car at the curb.

Is Montego Bay safe? The Hip Strip, Rose Hall and off-resort trips
The U.S. State Department rates Jamaica Level 2, "exercise increased caution," after lowering it from Level 3 on January 17, 2026 and reissuing it at Level 2 on June 23, 2026 (State Department, Caribbean Journal). It cites crime and health risks and flags specific higher-risk neighborhoods, and the January revision noted that Montego Bay was still at varying stages of recovery.
In practice:
- Resort areas in Rose Hall, Mahoe Bay and Trelawny are gated and self-contained. Most guest complaints are about beach vendors and timeshare pitches, not crime.
- The Hip Strip is the one place visitors walk around. It is busy and generally fine by day; take a taxi rather than walking long distances at night.
- Downtown Montego Bay is worth a guided visit (Sam Sharpe Square, markets) rather than an unplanned wander, especially while storm repairs continue.
- Excursions: book through your resort or a licensed operator, and avoid driving between towns after dark.
One more 2026 factor: some public beaches near the port were still littered with storm debris this year, so stick to resort or managed beaches such as Doctor's Cave.
Luxury hotels near Montego Bay that are not all-inclusive
Several of Montego Bay's best-known luxury hotels are not all-inclusive, which trips up a lot of searches:
- Half Moon (Rose Hall): 400 acres and two miles of beach, rated 4.7 on Tripadvisor. Its offers page lists free-night and breakfast packages but no all-inclusive plan as of October 2026, and 2026 reviewers report ongoing renovation and a mandatory resort fee charged at check-in on some third-party bookings.
- Round Hill (4.8 on Tripadvisor) and Tryall Club (4.9): villa-style luxury west of the city, both open. Neither is marketed as an all-inclusive resort, so ask about meal plans if you want food included.
- S Hotel Montego Bay: a boutique hotel near the Hip Strip with a 4.9 Tripadvisor rating. Some reviewers describe all-inclusive stays, but its website does not publish an all-inclusive rate, so confirm the meal plan before booking.
If you want luxury plus everything included, the options this winter are Excellence Oyster Bay, JOIA Rose Hall once its refurbishment is done, and the reopened Sandals resorts from December 18.

What travel-forum regulars say
Travel-forum consensus
We read the most recent Montego Bay-related threads on Tripadvisor's Jamaica forums (May to October 2026). The tone is cautious. Regulars repeatedly remind posters that reviews written before a resort's reopening say little about how it runs now: in a September thread, a destination expert warned that Royalton Blue Waters had only just reopened on September 15 and that staff training could take months, and pointed out that it is near Falmouth, about 45 minutes from the airport, not in Montego Bay proper. In October, a traveler weighing about $5,200 for ten nights at JOIA Rose Hall in February 2027 asked for news on its renovation and described it as only partially reopened; no one had a firm answer. For travelers heading west, the long-running advice is not to waste a first night in Montego Bay on the way to Negril. Overall, forum regulars are steering people toward resorts with a track record since reopening and toward Negril and Ocho Rios while Rose Hall finishes rebuilding.
A traveler planning ten nights in February 2027 says JOIA Rose Hall is only partially reopened and asks whether anyone has seen the renovation; the only reply is from another poster waiting for the same news.
A destination expert advises caution on Royalton Blue Waters because most reviews predate its September 15, 2026 reopening and staff are new; replies note it is about 45 minutes from MBJ near Falmouth.
It's absolutely a waste to spend a first night in Mobay when going to negril no matter what time you get there.

FAQ
Frequently asked questions
Which Montego Bay all-inclusive resorts are open now?
As of October 2026, the main open all-inclusives are Iberostar Selection Rose Hall Suites, Iberostar Waves Rose Hall Beach, Riu Montego Bay, Riu Reggae and Deja Resort, plus Excellence Oyster Bay and Royalton Blue Waters about 30 to 45 minutes east. JOIA Rose Hall is listed as open but partially reopened during a refurbishment. Check the Jamaica Tourist Board's reopening list before booking.
When will Hyatt Ziva and Hyatt Zilara Rose Hall reopen?
Hyatt's latest guidance, reported by the Jamaica Gleaner in September 2026, is a phased reopening during the first half of 2027 for its seven Montego Bay-area resorts, including Hyatt Ziva and Zilara Rose Hall, Secrets, Breathless, Dreams Rose Hall and Jewel Grande. The date has slipped several times, so only book refundable rates until a firm date is confirmed.
When do Sandals Montego Bay and Sandals Royal Caribbean reopen?
Both reopen on December 18, 2026, after a US$200 million renovation. Sandals Royal Caribbean returns under a new name, Sandals Caribbean Cay, with 291 rooms including 84 new ones. Sandals Montego Bay will have 255 rooms, a rebuilt main pool with swim-up rooms and new restaurants. Sandals South Coast reopens a month earlier, on November 18.
What is the best all-inclusive resort in Montego Bay?
Among resorts open today, Excellence Oyster Bay (adults-only, about 30 minutes east) and Iberostar Selection Rose Hall Suites (families) are our top picks. From late December 2026, the renovated Sandals Caribbean Cay, with its private island and overwater villas, is the splurge choice, and JOIA Rose Hall should be a top adults-only option once its refurbishment is complete.
Which Montego Bay all-inclusives are adults-only?
Open adults-only options are Riu Reggae, Riu Montego Bay, Excellence Oyster Bay, Hideaway at Royalton Blue Waters and JOIA Rose Hall (partially reopened). Riu Palace Jamaica, Sandals Montego Bay and Sandals Caribbean Cay, all adults-only, reopen in December 2026. Secrets, Hyatt Zilara and Breathless are adults-only but closed until 2027.
How far are Montego Bay resorts from the airport?
Very close by Jamaican standards. Deja Resort and Sandals Montego Bay are about five minutes from Sangster International (MBJ), the Riu resorts on Mahoe Bay are 10 to 15 minutes, Rose Hall's Iberostar resorts are 15 to 30 minutes, Excellence Oyster Bay is about 30 minutes and Royalton Blue Waters is about 45 minutes. Negril, by comparison, is about 1.5 hours away.
Is Half Moon in Montego Bay all-inclusive?
Not as of October 2026. Half Moon's offers page lists free-night deals, an unlimited-golf package and breakfast-inclusive packages, but no all-inclusive plan. It is a 400-acre luxury resort with two miles of beach and a 4.7 Tripadvisor rating. If you book through a third party, expect a mandatory resort fee at check-in.
Is Montego Bay safe for tourists?
Most resort guests have trouble-free stays. Jamaica is at Level 2, exercise increased caution, on the U.S. State Department scale. Stay in resort areas, use resort or licensed transfers and tours, take taxis rather than walking far at night, and visit downtown with a guide. The main hassles guests report are beach vendors and timeshare sales.
Is Rose Hall part of Montego Bay?
Yes, in practice. Rose Hall is a resort and golf area in St. James parish about 15 to 30 minutes east of Sangster airport, and resorts there market themselves as Montego Bay. It is named after Rose Hall Great House, a restored plantation house open for tours.
